Why Concrete for a Lot

Concrete costs more than asphalt up front and lasts longer. HomeGuide's national comparison for driveways puts concrete at about 30 to 40 years against 15 to 30 for asphalt. Many owners use concrete where loads are heaviest, such as entrances, drive lanes, truck routes, dumpster areas and loading zones, and asphalt for the rest. When the plan allows, we'll price it both ways.

Built to the Site Plan

Commercial lots start with a site plan and the City's parking rules. Rio Rancho's zoning code sets a parking space at no less than 9 feet wide and 18 feet long, and allows 16 feet where a 2-foot vehicle overhang doesn't cut into a required walkway or landscape strip. Accessible spaces must sit on the shortest accessible route to an accessible entrance, with access aisles per current ADA rules, and van-accessible spaces need wider aisles and signage. We build to the engineer's grading, joint and thickness details, and raise questions before the pour, not after.

Drainage and Grades

A parking lot is a big roof on the ground. Water has to move across it to inlets, curbs or ponds without standing in drive lanes or running across accessible routes. Grades are set from survey stakes and checked during forming, because a quarter inch off across 200 feet shows up as a puddle.

Weather and Placement

Rio Rancho's concrete specification for public work sets clear rules we follow on private lots too: no concrete on mud or uncompacted subgrade, concrete temperature between 50°F and 90°F at placement, a cold-weather plan when air temperatures may drop below 40°F, and at least 7 days of curing. Big pours on hot, windy afternoons get evaporation control and an early start.

Replacing Failed Sections

Lots usually fail in patches: a sunken panel at the entrance, broken concrete where trucks turn, cracks around a storm inlet. We saw-cut around the damage, remove it, fix the base, dowel into the sound concrete and pour back to match the grade. Work is phased so the business can stay open, with sections closed off in turn.
