Why Concrete Cracks Here

Concrete shrinks as it cures and moves with temperature for the rest of its life. Rio Rancho sits at about 5,500 feet, with average January lows near 30°F and hot summer afternoons, so slabs go through wide temperature swings and freeze-thaw nights in winter. Control joints are cut so that cracking happens in a straight line where it's planned. Cracks that wander across a panel, open wider each year or have one side higher than the other usually point to something else: thin concrete, a poor base, or ground that has settled after getting wet. Collapsible soils that compact when wet are common in New Mexico, according to the New Mexico Bureau of Geology and Mineral Resources.

Hairline vs. Structural Cracks

Hairline shrinkage cracks are mostly cosmetic. Wider cracks let water reach the base, where it can wash out fine soil and leave voids. A crack where one side has dropped is a sign the slab has moved. Before quoting, we check width, whether the crack is still moving, and whether the two sides are level. Then we tell you which ones are worth filling, which need more than a filler, and which you can leave alone.

How We Repair Cracks

Each crack is cleaned out, routed or widened where needed so the filler has something to grip, and filled with a material picked for the job: a flexible sealant for cracks and joints that still move, and a rigid repair material for cracks that have stopped moving or for patching chipped and spalled spots. Open control joints and the gap where a driveway meets the garage slab or a walk meets the house get backer rod and a flexible joint sealant so they keep water out while still letting the slabs move.

What It Costs

HomeGuide puts the national cost of fixing small driveway cracks at $100 to $400. Long runs of open joints, many cracks or spalled areas cost more and are quoted by the job. Repairs are far cheaper than replacement, which HomeGuide puts at $6 to $15 per square foot for a new driveway.

When Repair Isn't Enough

If a slab has dropped, filling the crack won't lift it; see concrete leveling. If a slab is broken into many pieces or the cracks keep coming back after repair, replacing that section is the honest answer.

Protect the Repair

After crack repair, a sealer slows water getting into the rest of the surface. HomeGuide notes that sealers won't fill cracks, so repairs come first. See concrete sealing.
