Why Seal Concrete Here

HomeGuide describes sealer as a protective barrier that helps prevent cracks and stains, repels moisture, and protects stained concrete from color fading in the sun. Each of those matters in Rio Rancho. Winter nights near freezing mean water that soaks into the surface can freeze in it. The city sits at about 5,500 feet, and the EPA notes UV intensity rises about 6 percent per kilometer of elevation, which works out to roughly 10 percent more than at sea level. Oil drips, rust from sprinklers and red dirt all stain unsealed concrete.

Types of Sealer

  1. Acrylic and polyurethane sealers are the most common for driveways and patios. HomeGuide prices them at $1 to $3 per square foot installed.
  2. Penetrating sealers (siloxane or silicate types) soak in rather than forming a film, and keep a natural look. HomeGuide notes they resist stains, and recommends polyurethane or a penetrating sealer for a matte finish on patios.
  3. Epoxy and polyaspartic coatings cost up to three times more but last the longest, according to HomeGuide, and suit garage floors. HomeGuide also says more expensive sealers are best for stamped concrete drives.

We'll match the sealer to the surface, the look you want and how slippery it can be when wet.

What It Costs

HomeGuide's national averages: $575 to $1,700 to seal a two-car driveway, $250 to $600 for a 10-by-20-foot patio, $120 to $360 for a sidewalk, and $360 to $1,080 for a two-car garage floor, using acrylic or polyurethane. Prices don't include power washing, which HomeGuide puts at 35 to 75 cents per square foot.

When to Seal

HomeGuide recommends sealing new concrete after it has cured 28 to 30 days, then resealing every 2 to 3 years. Stamped and colored concrete usually benefits most from staying on schedule; see stamped concrete.

Prep Comes First

The surface has to be clean and dry for a sealer to bond, and HomeGuide points out that sealers won't fill cracks. We clean the surface, repair cracks and open joints first (see crack repair), and seal in dry weather above the product's temperature minimum.
